The Governing Documents are the rules everyone at the Esplanade must follow, whether they are an owner, tenant, visitor, or board member. There are a few documents, each described and linked to here.
Condominium Declaration
This is effectively the constitution of the community. Each owner signed an agreement to abide by its rules when purchasing their unit. It changes very infrequently.
Bylaws
This is shorter and higher level than the Declaration, but still changes infrequently and tastes of legalese.
House Rules
This is a set of rules written by the Board and ratified by the community. It can change periodically with as the needs of the Association change. It reiterates many of the rules in the Declaration, but does not have the authority to contradict the Declaration.
